About Cheviot Hills

Cheviot Hills is a wealthy community in the Westside of L.A. and is constantly patrolled by surveillance and armed guards because of its high profile residents. Many actors and studio executives live here.

Situated between Sony Studios and Fox Studios, Cheviot Hills has been the place for many television shows and movies because of its convenient location. This single-family neighborhood was founded in 1924 and is bordered by Century City, Beverlywood, Castle Heights, Palms Rancho Park, and West Los Angeles.

You’ll find million dollar homes here with eclectic contemporary and charming Spanish architecture. They have bright open room plans; some accentuated with light maple flooring. Residents love the stone fireplaces and the gourmet kitchens with stainless steel appliances like convection microwaves. Friends and family enjoy gathering around the island as well as relaxing in the great room. And the master suite bathroom often has a free standing bath tub. This area is an entertainer’s dream with large lots and sparkling swimming pools. Barbecue pits are built in and sometimes include outside islands.

Cheviot Hills is not considered a diverse area with more than 70 percent white; and Latinos making up the second largest group at 8.3 percent. About 35 percent is occupied by renters and there are a high percentage of veterans who served in the Korean War or World War II. The average household income is one of the highest in the county.

Most of this neighborhood was once part of the Rancho Rincon de los Bueyes land grand. Construction began in the 1920’s and until 1953 the Santa Monica Air Line of the Pacific Electric Railway operated along the southern edge. This streetcar line provided service for passengers between the local community, Los Angeles, and Santa Monica.

Cheviot Hills has a high percentage of college graduates compared to other cities in the county. Schools that service this area include Overland Avenue Elementary School, Vista School, and Lycée Français de Los Angeles.
